What is a Traditional Neighborhood Development (TND)?

Traditional Neighborhood Design (TND) (also called “New Urbanism”, “Neo-Traditional Neighborhood Design” or “Traditional Neighborhood Development”) is a comprehensive town planning principle that includes a variety of housing types and land uses in a defined area, typically in suburban communities. Traditional neighborhoods are served by a network of paths, streets, resting areas, and other destinations which are designed to encourage bicycling and walking but is also suitable for vehicles. Traditional neighborhoods are enhanced by these spaces and destinations and it creates a feeling community, identity and value.

Once I purchase a lot how long before construction must begin?

Generally you should expect to begin construction within a year of purchasing your lot. You can begin as soon as your plans, and builder, have been approved by the Architectural Review Committee.

Will there ever be gates at the entrance?

At this time, the community is not gated. All the streets within Charleston Park are private which would allow for gating in the future if the homeowners believed gating would be beneficial for the neighborhood.

Why are homes and home sites varying sizes?

New Urbanism planning is based on a philosophy that a neighborhood should not be stratified by one income group. Diversifying homes by sizes yet maintaining a central architectural theme and quality provides true community. This form of planning attracts a wide range of age groups and family sizes, and this type of neighborhood maintains a vitality through the decades. Charleston Park is home for singles, families with children of all ages, empty nesters and retirees.

Is there a minimum square footage?

There is no minimum square footage in Charleston Park; However, the Architectural Review Committee will evaluate plans based on the size of the lot, and neighboring homes, to maintain proper proportion.

Can I bring my own plan?

Yes you may bring your own plan if the Architectural Review Committee finds it to fit the design guidelines of the community and add to the character of the neighborhood. At our office, located at 2724 Hemingway Lane, we have plans on site that you can use or look over for ideas. Our knowledgeable sales team can also assist you in finding an online source for research or a local architect to build your dream home.

What sort of architectural requirements to do you have?

We have a wide range of architectural diversity within the parameters of TND. Charleston Park ranges from Neo Classic to Craftsman to Victorian; all homes are evocative of early Americana or pre-1940’s design. To ensure the value and maintain the integrity of the community, we have an Architectural Review Committee that examines each individual plan. However, we do have a complete list of requirements in our Sales Office for your convenience located at 2724 Hemingway Lane.

Can I choose my own builder?

Because of the architectural requirements, we prefer that you use a pre-approved builder that is familiar with our community. A complete list of approved builders may be obtained in our sales office, located behind the pool, at 2724 Hemingway Lane.

Is there a home owners’ association?

Yes, and the residents and lot owners of Charleston Park are required to pay annual dues. The annual dues at this time are $600, paid annually. The money collected from the home owners’ association maintains the pool, irrigates and maintains greenbelt areas, walking trails and provides seasonal color at the front entrance. In addition, the dues cover utilities for lighting and water. The association is also responsible for maintaining the streets.

Is there a pool?

Yes, and the area surrounding the pool also has a grill and a patio for parties and gatherings.

Does Charleston Park have an onsite Sales Office?

Yes, located at 2724 Hemingway Lane, right behind the pool.

What other community amenities does Charleston Park offer?

  • Walking trails, nature trails, a lake, manicured greenbelts and a neighborhood pool.
  • Charleston Park is surrounded by greenbelts for the entire community to enjoy. The greenbelts offer areas for throwing Frisbees, enjoying lazy days in the sun, playing horseshoes, and provides a space for parties and gatherings.
  • The community also provides walking trails throughout pristine wooded areas offering a peaceful refreshment.
